Fee structure is the primary comparison point between agencies, and the one most often left off the site.

How customers actually ask it

The same intent arrives in wording your page probably does not use. All of these mean the same thing:

  • What are your fees?
  • commission
  • how much do you charge to sell
  • letting fees
  • is there a tie-in

What a complete answer contains

For estate and letting agencies specifically, an answer is only complete when it covers all 5:

    The actual percentage or fixed fee, with whether VAT is included

  2. 2

    Whether it is sole or multi-agency, and how the rate differs

  3. 3

    The tie-in period in weeks, and the notice period to leave

  4. 4

    Whether anything is payable if the property does not sell

  5. 5

    What is included: photography, floorplan, portal listings, viewings

A worked example

Illustrative — not a real business

1.2% including VAT on a sole agency agreement with a 12-week tie-in and two weeks' notice thereafter. Nothing is payable unless we complete a sale. Professional photography, a floorplan, an EPC and listings on the major portals are all included.
